Woodlands owners have over 40 years of experience in the leisure property business and are determined that this multi-million pound redevelopment will meet the highest standards possible, including and most importantly a very high standard of customer care. What we are offering has been given much thought, and consideration of our customer’s interests and requirements is paramount.

Tenure

You need to have peace of mind and we understand that. You need to know that financially your investment is protected. For those reasons we offer a unique 50 YEAR LICENCE AGREEMENT which will provide the comfort you are looking for.

Can I Re-sell?

The agreement you will receive as a purchaser allows you to resell at any time to anyone. As members of the industry’s leading trade association, the BH&HPA, we must follow a very strict code of conduct. The purchase agreement and licence can be viewed at our offices.

What am I Getting?

Your lodge is built to full British Standards, meeting all the requirements for residential accommodation. They exceed in some ways those of a traditional home. The cladding will normally be CanExel, a high density and quality wood composite which comes with a guarantee of up to 25 years. It looks just like timber but has the benefit of not cracking, splitting or warping. It should also be maintenance free for up to 15 years! Saving cost and hard work! The very high specification and quality of our lodges is meant to reduce maintenance and running costs. We are highly conscious of our responsibility to the environment and endeavour wherever possible to incorporate sustainability and carbon reduction in the products we sell and indeed the operation of the park. We can discuss with you the fitting of heat pumps and solar panels should you think about having these fitted.

What Is Included In The Price?

Your new holiday home will normally come complete with an extensive range of furnishings and fittings, including fully fitted kitchen and bath/shower rooms, beds, carpets and curtains. Decking to the front and side of the home is also included. All you should need to move in will be bedding, crockery and cutlery. How easy is that!!

Parking for up to two cars will either be in your own drive or very close by.

Can I Design My Own Lodge?

We would be happy to help you design your own dream “home”. Our manufacturers will build to your own specification and we and they can sit down with you and discuss all the options. C A D programmes ( at the manufacturers) enable you to see exactly what you are getting and can demonstrate on screen what changes can look like.

Rent And Inflation

The rent charged covers the costs of running the park, including security, ground works, general maintenance, administration etc. Rates-not council tax-will be payable to the park. We are currently waiting for the local authority to advise us what these will be. Our office will supply the latest information.

Rent for 2010 is £2250. 00  plus vat for 12 months and payable on 1st January each year. Another benefit of your agreement is that the rent is geared to the retail price index. Further peace of mind! Water and electricity is individually metered.

When And Who Can Use My Holiday Home.

The park is open for 12 months of the year, so you can visit anytime! Woodlands is licensed ONLY as a holiday park and must not be occupied as a permanent place of residence. To ensure there is no breach of this strict rule we will need to see evidence that you have a primary place of residence- a copy of your council tax bill or similar will be fine.

Family and friends are welcome to use your home at any time. Commercial sub-letting , which we know helps meeting the costs of running your home is allowed at anytime subject to terms and conditions. A fee of £300 is payable to the park for a sub letting licence which helps cover our extra costs.You may even consider a buy to let basis.
