·         Bedroom Two has two single beds, a bedside table with touch lamp and storage unit

·         Bathroom with bath and overhead Triton electric shower, sink with vanity unit below and a chrome heated towel rail.

·         Brand new Howden’s kitchen, electric oven/grill with halogen hob & under counter fridge/freezer all new and fitted in 2018. Extractor hood above oven.

·         Living area with L shaped four seater sofa, dining room table & four chairs, TV with DVD, 4 drawer grey storage unit and a floor standing lamp.

·         Fitted with a brand new white post & rail UPVC sun deck in 2018 with cream deck boards and a lockable gate. Patio furniture set with seating for four people, parasol umbrella, base and foldable glass top table.

·         Fully heated with electric wall mounted heaters (with timers) have been fitted in the living area and bedrooms and there is a chrome heated towel rail in the bathroom

·         The chalet was fully rewired in 2018 and an Electrical Installation Condition Report has just been completed and passed by a qualified electrician ready for the sale of this chalet.

·         New carpets/lino were fitted throughout again in 2018 when the chalet was refurbished.

·         Parking is situated in front of the holiday home.

·         This holiday home is available by Private Sale through the Park Office and is for sale FULLY FURNISHED.

Running costs:

·         Pitch Fees of £318.04 per month are payable quarterly in advance on the 1st Dec, 1st Mar, 1st Jun & 1st Sep

·         Council Tax Band A payable directly to Ceredigion County Council

·         Utilities – 1) Electric – which is individually metered to each chalet and 2) Water/Sewerage – which is paid on a ‘fair usage proportion basis’. Utility bills are paid quarterly in arrears directly to the park.

·         Holiday Home Insurance for your chalet which you must arrange (with the insurance provider of your choice).
