Woodlands Park offer two types of Holiday Home accommodation - Luxury Lodges and Chic Chalets.

Chalet 102 is offered by private sale and with a 12 year licence until November 2030.

At the end of this licence there is the possibility to extend the licence for a further 10 years. 


Chalet 102 is a DETACHED 2 Bedroom chalet (sleeps 4) which comprises:

·         Bedroom One with double bed, bedside unit and built in wardrobe

·         Bedroom Two with day bed which converts into two single beds, bedside unit and built in wardrobe

·         Open plan kitchen, lounge and dining area

·         Carpet to bedrooms and living area. Lino to kitchen.

·         Kitchen - electric oven with separate hob, undercounter, sink & drainer, fitted kitchen with base and wall units including a wine rack, microwave.

·         Electricity is metered to the chalet - so you only pay for what you use.

·         Lounge/dining area - large sofa bed, 4 drawer unit, feature fireplace with electric fire

·         Bathroom – large shower cubicle with electric shower, basin & toilet

·         Private patio in front of the chalet with outside furniture

·         Chalet is fully double glazed.

·         This chalet is offered FULLY FURNISHED with EVERYTHING included in the sale. This includes all the ‘inventory’ for 4 guests so this is the perfect ‘Buy To Let’ Holiday Home or private holiday home opportunity.

·         Chalet is on level ground, close to parking, South facing and in a quiet area of the park, on the wooded boundary line. The lawned areas around this chalet make for a beautiful setting to relax and unwind.



Woodlands Park is nestled into a wooded valley in the pretty hamlet of Gilfachreda, just 2 miles from the popular seaside resort of New Quay, Ceredigion. Woodlands offers peace and tranquillity for couples and families alike. There is a children's play park, launderette and free WiFi on the park. The park is dog friendly with direct access to woodland walks and close to the many dog friendly beaches in the area. Woodlands Park is the perfect retreat to enjoy days out and weekends away as the park is open all year.

Woodlands Park is open 365 days a year so you can stay for long weekends and longer breaks whenever you choose. Chalets and Lodges are available for Holiday Home usage ONLY (Please note we are not a residential park).


Initial purchase costs:

1) Site Licence for Chalet 102 until November 2030 offered by private sale for £20,000

If you were to purchase a chalet by private sale, this would be a one off cost - payable in one lump sum at the start of your licence period. Then additional 10 year licence extensions are normally offered at the end of the current licence (July 2030). The cost of a 10 year Site Licence extension is currently £3,000 including VAT.

2) Site Fees are £3,600.00 per annum but have been INCLUDED in the sale price and are paid up until 31/12/2018.


The annual running costs for a Chalet are:


·         Site Fees for the 2018 Season are £3,600.00. These increase each year by RPI (inflation as set by the Bank of England). Site Fees will be payable quarterly in advance for the 2019 Season onwards. These will commence for the 1st December 2018 and are payable quarterly thereafter in Dec, Mar, Jun & Sep each year.

·         Council Tax which is Band A for your Holiday Home and this is payable directly to Ceredigion County Council

·         Utilities - 1) Electric - which is individually metered to each chalet and 2) Water/Sewerage - which is paid on a 'fair usage proportion basis' by each chalet. Utility bills are paid quarterly in arrears directly to the park with an administration charge applied of £13.50 per invoice).

·         Holiday Home Insurance for your chalet which you must arrange (but with the insurance provider of your choice).

·         Any general maintenance costs as per your chalets requirements. The maintenance of your chalet is your responsibility.
