Chalet 100

Woodlands Park offers two types of Holiday Home accommodation - Luxury Lodges and Chic Chalets.

Chalet 10 is offered by private sale with a 10 ½ year licence until 30/06/2029.

At the end of this licence there is the possibility to extend the licence for a further 10 years. 


Chalet 100 is a DETACHED 2 Bedroom chalet offered fully furnished:

·        Bedroom one with double bed and fitted wardrobe

·        Bedroom two with single beds and a fitted wardrobe

·        Open plan kitchen, lounge and dining area

·        Kitchen with electric oven & separate halogen hob, under counter fridge, sink & drainer, fitted kitchen with base and wall units.

·        Electricity is metered to the chalet - so you only pay for what you use. Hot water immersion heater.

·        Bathroom with bath, overhead electric shower and a basin & toilet

·        Private South facing patio in front of the chalet with table & four chairs and space for BBQ, etc.,

·        Access to the chalet is all on level ground, close to parking.

·        This chalet is offered for sale fully furnished to include – settee + chair (leather), TV & DVD, microwave, fridge, cooker, kettle, toaster, all crockery, pots & pans, cutlery, all bedding, cushions, curtains, pictures, lamps, patio furniture and all heaters. (The fire, TV stand, microwave, toaster and lounge curtains are all new this year).








Woodlands Park is nestled into a wooded valley in the pretty hamlet of Gilfachreda, just 2 miles from the popular seaside resort of New Quay, Ceredigion. Woodlands offers peace and tranquillity for couples and families alike. There is a children's play park, launderette and free WiFi on the park. The park is dog friendly with direct access to woodland walks and close to the many dog friendly beaches in the area. Woodlands Park is the perfect retreat to enjoy days out and weekends away as the park is open all year.


Woodlands Park is open 365 days a year so you can stay for long weekends and longer breaks whenever you choose. Chalets and Lodges are available for Holiday Home usage ONLY (Please note we are not a residential park).


Initial purchase costs:

1)      Site Licence for Chalet 100 until 30/06/2029 offered by private sale for £9,750.00

If you were to purchase a chalet by private sale, this would be a one off cost - payable in one lump sum at the start of your licence period. 10 year licence extensions are normally offered at the end of the current licence (July 2030). The cost of a 10 year Site Licence extension is currently £3,000 including VAT.

2) Site Fees are £3,600.00 per annum, payable pro rata for the remainder of the 2018, until 31st December 2018


The annual running costs for a Chalet are:


·        Site Fees for the 2018 Season are £3,600.00. These increase each year by RPI (inflation as set by the Bank of England). Site Fees will be payable quarterly in advance for the 2019 Season onwards.

·        Council Tax which is Band A for your Holiday Home and this is payable directly to Ceredigion County Council

·        Utilities - 1) Electric - which is individually metered to each chalet and 2) Water/Sewerage - which is paid on a 'fair usage proportion basis' by each chalet. Utility bills are paid quarterly in arrears directly to the park with an administration charge applied of £13.50 per invoice).

·        Holiday Home Insurance for your chalet which you must arrange (but with the insurance provider of your choice).

·        Any general maintenance costs as per your chalets requirements. The maintenance of your chalet is your responsibility.
