'Anchorwood' ~ Chalet 55

Woodlands Park offer two types of Holiday Home accomodation - Luxury Lodges and Chic Chalets.

'Anchorwood' ~ Chalet 55 is offered by private sale with a 12 year licence until 2030. At the end of this licence there is the possibilty to extend the licence for a further 10 years. 

'Anchorwood' is a detached 2 Bedroom chalet comprising:

Bedroom One with double bed, single built in wardrobe & bedside table
Bedroom Two with twin beds and single built in wardrobe
Open plan kitchen, lounge and dining area. Fully double glazed. 
Laminate flooring to bedrooms and living area.
Kitchen - electric oven with hob and grill, undercounter fridge, sink & drainer, fitted kitchen with a range of fully fitted base and wall units.
Immersion heater for hot water. Electricity is metered to the chalet - so you only pay for what you use.
Lounge/dining area - comfortable sofas, space saving dining room table & 4 chairs, TV and side table.
Bathroom with cubicle shower, basin & toilet
Private elevated large wooden decked area with gate with space for outside furniture.
Close to parking which is adjacent the chalet itself

Initial purchase costs :

1) 'Anchorwood' ~ Chalet 55 offered by Private Sale for £25,000 with an initial 12 year Site Licence

If you were to purchase a chalet by private sale, this would be a one off cost - payable in one lump sum at the start of your licence period. 10 year licence extensions are normally offered at the end of the current licence (September 2030). The cost of a 10 year Site Licence extension is currently £3,000 including VAT.

2) Site Fees are £3,600.00 per annum, payable pro rata for the remainder of the 2018, until 31st December 2018


The annual running costs for a Chalet are:

* Site Fees for the 2018 Season are £3,600.00. These increase each year by RPI (inflation as set by the Bank of England). Site Fees will be payable quarterly in advance for the 2019 Season onwards.

* Council Tax which is Band A for your Holiday Home and this is payable directly to Ceredigion County Council

* Utilities - 1) Electric - which is individually metered to each chalet and 2) Water/Sewerage - which is paid on a 'fair usage proportion basis' by each chalet. Utility bills are paid quaterly in arrears directly to the park with an administration charge applied of £13.50 per invoice).

* Holiday Home Insurance for your chalet which you must arrange (but with the insurance provider of your choice).

* Any general maintenance costs as per your chalets requirements. The maintenance of your chalet is your responsibility.
